Strategically staged homes sell in one day

Savvy home sellers know that home staging is one of the most effective real estate marketing strategies. Staging is for both occupied and vacant homes, as well as, new builds or what is sometimes referred to as spec homes. The goal of staging is to help prospective buyers visualize themselves living in the home. Home Perfect Design’s staged homes help sellers ultimately sell the home at a quicker pace than nonstaged homes.

In particular, a large home on the market poses challenges that can make it difficult for sellers to find a buyer because of its many unique spaces – at times this can be being overwhelming for prospective buyers.

After Home Perfect Design staged this expansive home, it sold in just one day – purchased in all cash.
This spacious 6,000 square foot home includes a formal living room, a casual great room off the kitchen, two dining rooms, an expansive owner’s retreat and a bonus room that covers almost 1,000 square feet. The home is so large the team had to bring in seven sofas. The design team spent time ahead of the staging by planning how each space could offer an inviting feel, allowing every room, corner and unique area to serve a purpose.

In this home, we were inspired by the kitchen finishes that offer a rich scheme with rustic elements. The barstools and vignette on the grand island, draw the eye to the potential for entertaining and cozy family dinners.

In the casual dining room, we selected an 84-inch stately table and adorned it with white accessories. We utilized the placement of the built-in buffet/bar with open shelves by displaying beautiful dishware and bottles of wine.

Over-sized bonus rooms often perplex prospective buyers. By staging this large space, we gave the room a sense of scale, showing off three different spaces for utility: movies, games and reading.

On average, a home buyer will tour ten to twenty homes before they submit an offer. There tends to be a slight interest in a handful of homes, but once the buyers see a staged home in person, the livability of the home becomes more obvious and the imagery stays with them longer. Our goal each time we stage is to create an environment that inspires and ultimately, evokes the word, “sold.”
